If you want to embark on Home Staging your property yourself, here are hints and tips to help you.
1. Declutter Like a Pro
Say goodbye to excess stuff! Start by decluttering each room, clearing out unnecessary items, and creating a sense of space. Buyers want to envision themselves living in your home, and clutter can be a major distraction. Hold onto each item and ask yourself – “Would I buy this again?” If the answer is “No”, then either donate it to charity or bin it. If the answer is “Yes” – then pack it away for your next home.
2. Depersonalise for Mass Appeal
While those family photos, quirky décor pieces and bold wallpaper may hold sentimental value and be in your style, they can also deter potential buyers and prevent them to seeing the property as their next home. Whip out the paint brush and neutralise bold wallpaper and remove personal items to help buyers emotionally connect with the property and visualise it as their next home.
3. Deep Clean
A clean home is a welcoming home! Invest time in a thorough deep clean to ensure every nook and cranny sparkles. Scrub floors, dust skirting boards, shine the taps and clean your windows. Attention to detail can make all the difference.
4. Make Minor Repairs
Don’t let minor repairs sabotage your sale! Take the time to fix leaky taps, replace old broken lightbulbs, and patch up any cosmetic imperfections. A little TLC goes a long way in boosting your home’s appeal.
5. Stage for Success
Set the scene early on. Its starts at the front door. Tidy up the porch, sweep and jet wash the driveway. Arrange furniture strategically, highlight your home’s best features and create inviting spaces. Remove surplus furniture. If you have an over-sized sofa, you could pop it in storage and borrow or buy a second hand one that better fits the space.
6. Highlight Your Home’s Features
Emphasise the unique features and selling points of your property. If there’s a cozy fireplace – turn it on for the photos. A spacious back garden? Make sure you mow the lawn, clear out the flower beds and give it a good tidy up. A chef-inspired kitchen? Clear down all the surfaces in the kitchen and lay the table or breakfast bar – wash up and put all your crockery away – don’t leave anything in the sink or on the draining board. Make sure to showcase what sets your home apart from the rest.
7. Create an Inviting Atmosphere
Think warm lighting, fresh flowers (or reed diffusers) and subtle smells – pop some bread in the oven for viewings. Creating an inviting atmosphere can help potential buyers feel right at home from the moment they walk through the door. If you have pets, clear away all evidence of them from the property and take them out when you have viewings. In the bedroom, put away any washing and clear off the “chair wardrobe”. We all have one! Don’t forget to make the bed and fluff the pillows.
